Why Is My Roof Leaking?
The most common causes of roof leaks in London homes, and how a roofer tracks down the source.
Common causes
Slipped or broken slates and tiles, failed flashing around chimneys and walls, blocked or split valleys, cracked mortar on ridges, blocked gutters overflowing into the eaves, and split or blistered flat-roof coverings.
Why the stain isn't always under the leak
Water can travel along rafters, battens and underlay before it drips. A stain on the landing ceiling can start a metre or more away — which is why proper diagnosis matters.
What to do now
Contain the water with buckets and towels, move valuables, and if water is near light fittings turn off the electrics to that circuit. Then call a roofer. We can't diagnose a leak without seeing it, but we can usually make it safe quickly.
