Common Flat Roof Problems and How to Fix Them
Ponding, blistering, splitting — what goes wrong with flat roofs and when to repair versus replace.
Ponding water
Water that sits on a flat roof for more than 48 hours after rain points to inadequate falls or a sagging deck. Ponding accelerates wear and eventually finds its way through.
Surface failures
Blisters, cracks and splits in felt, and failed joints in single-ply membranes, are the most common flat roof failures. Localised damage can often be repaired; widespread degradation usually means replacement.
Modern systems last
A properly installed EPDM or GRP flat roof should last 25–40 years — a world away from the pour-and-roll felt roofs of the past. If your flat roof is old felt, replacement with a modern system is usually the best long-term value.
