Can My Roof Be Repaired, or Does It Need Replacing?

How to tell the difference between a roof that needs a repair and one that's genuinely at the end of its life.

When a repair is enough

Isolated problems — a few slipped slates, a failed flashing, a leaking valley — are almost always worth repairing. If the covering is fundamentally sound and the roof is within its expected lifespan, a targeted repair is the sensible spend.

Signs replacement makes more sense

Widespread slipping across multiple slopes, delaminating slates, perished underlay throughout, or a covering that's simply reached the end of its natural life (60–80 years for many London slate roofs) all point towards re-roofing. Repeated repairs on a failing roof quickly cost more than doing it once properly.
