Slate vs Concrete Roof Tiles
Natural slate and concrete tiles compared on appearance, weight, lifespan and suitability for London homes.
Appearance and character
Natural slate is the traditional covering on much of Victorian and Georgian London and is often expected — or required — in conservation areas. Concrete tiles have a heavier profile and a different look.
Weight
Concrete tiles are considerably heavier than slate. Switching a slate roof to concrete can overload the original timbers, so it shouldn't be done without checking the structure.
Lifespan and cost
Good natural slate lasts much longer but costs more to supply and fit. Concrete tiles are cheaper upfront and quick to lay.
Planning considerations
In conservation areas and on listed buildings, changing the roof covering may need consent. See our planning guide.
