How Much Does a New Roof Cost in London?

The factors that decide what a new roof costs in London — and why any honest quote starts with a survey.

Why there's no single figure

Two houses on the same street can need very different roofs. The price of a new roof depends on the size and pitch of each slope, the covering you choose, how much of the timber and battens need replacing, access, and the detailing around chimneys, valleys and dormers.

The biggest cost drivers

Material choice (natural slate, reclaimed slate, clay or concrete tile), scaffolding and access, the amount of leadwork, whether the underlay and battens are replaced throughout, insulation upgrades required under Building Regulations, and waste removal. On London terraces, access and parking restrictions can add time.

How to compare quotes fairly

Ask each roofer to itemise the same things: scaffolding, strip-off, underlay, battens, covering, leadwork, ridges and hips, guttering and disposal. A cheap quote that leaves out leadwork or reuses perished battens isn't cheaper in the long run.
