How Long Should a Roof Last?
Typical lifespans for slate, tile and flat roofs — and the signs yours is nearing the end.
It depends on the covering
Good-quality natural slate is one of the longest-lasting coverings available; clay tiles are also very durable; concrete tiles last well but weather over time. Flat roofs vary widely with the system — traditional felt typically has the shortest life, while modern GRP and EPDM systems last considerably longer when installed well.
The parts that fail first
Often the covering is fine but the fixings aren't. Nail fatigue, perished underlay, cracked mortar and failed leadwork usually cause problems long before the slates or tiles themselves wear out.
Check rather than guess
Age is only a guide. An inspection tells you how your roof is actually performing and whether maintenance can extend its life.
