Roof Leaking Around a Roof Window
Leaks around roof windows often come from the surrounding roof rather than the window itself.
Possible causes
- Damaged or incorrectly fitted flashing kit
- Blocked gutter at the head of the window
- Slipped slates or tiles around the frame
- Condensation mistaken for a leak
Warning signs
- Water marks around the window lining
- Drips during or after heavy rain
- Rotting timber around the frame
How it's usually fixed
- Refitting or renewing flashing
- Repairing the surrounding roof covering
- Clearing debris from the head of the window

If water appears only after rain, call a roofer. If it appears on cold mornings, it may be condensation.
